Default Bidding on a lease

Im bidding on a 350 acre lease tomorrow thats never been legally hunted. How much should I bid an acre? Bidding starts at $10 an acre. This place has a huge population and some stud bucks

It depends on your plans for the club.

If its bowhunting only, you could have a few extra members and be able to bid a little higher, if its going to be rifle hunted, then you might have fewer members and not be able to bid as high.

For 4 gun hunters, I would not go over $14 an acre (4900 for the lease) $1225 a piece, For 7 bow hunters, you could go upwards of $20 an acre and still keep it at a $1000.

But personally, for Baldwin county, I wouldn't go much over the minimum bid, unless its a really great piece of land

I would love to keep it bowhunting only as this land will produce Pope caliber bucks but not lots of potential past 140s. This is some of best land in the area without a doubt. I might bid high if I can get enough folks to say they are in if I get it etc. It does have duck swamp so might could get some duck only members to help with cost

Let me go and I will give you a dollar for every wood duck and 3 for every mallard we kill.

Im going to pick up aerial photos and lease info tomorrow I hope this place stays under the radar but I doubt it.
